It is always best to compare your property to other similar homes which have sold in your area as this gives you the best comparison with the current market.
Your agent should be able to provide you with figures of other similar properties which have recently sold in your area. Some people think that comparing their home with another on the market is the correct way to go but this may be misleading if the other property is overpriced and therefore not selling. If a property is priced to sell correctly in the current market the chances are that a relatively quick sale may be possible. However if your property is a priced way above its market value there is a good chance that it will remain on the market for a considerable period. Once a property is on the market for an extended period of time the chances of a vendor getting his best price are reduced.
